ADMINISTRATIVE MANAGEMENT

• Organize and participate in meetings of the Board of Directors;
• Plan, prepare and coordinate the holding of annual general meetings;
• Organize special meetings, as needed;
• Renew insurance contracts;
• Follow up on insurance claims;
• Maintain the co-owners’ registers.

MANAGEMENT
OPERATIONS

• Presence of the manager at the buildings on a regular basis;
• Award and supervise various contracts for maintenance and repair;
• Submit three (3) bids when awarding major works;
• Make purchases necessary for the maintenance of the building;
• Ensure supervision of staff according to a well-defined job description;
• Apply and enforce the Declaration of Co-ownership and the building regulations.

FINANCIAL MANAGEMENT

• Administration and collection of condo fees;
• The establishment of provident funds;
• Management of customer and supplier accounts;
• Recovery;
• Preparation of monthly reports;
• The development and monitoring of annual budgets.

MANAGEMENT
EMERGENCIES

• Safety emergencies: Fires, floods, collapses, gas problems and other emergencies related to resident safety.

• Technical and plumbing interventions: Water leaks, electrical breakdowns, heating or air conditioning failures, elevator malfunctions, etc.

• Emergencies related to the structure of the building: Damage to walls, roofs, windows, doors, etc., requiring immediate intervention to preserve the integrity of the co-ownership.
